Geared towards growth, Woolwich and its Route 322 corridor have the potential to be a major commercial hub along the East Coast. According to the United States Census Bureau’s most recent population estimates, Woolwich is the fastest growing community in New Jersey as well as the Northeastern United States. From 2000 to 2005, the population increased 149 percent.
Along Route 322 at New Jersey Turnpike exit 2, preliminary plans call for almost 1.5 million square feet retail and commercial space and 1.5 million square feet of office and flex park. Partnering with the state Office of Smart Growth, a major component of any development along Route 322 will include the use of transfer of development rights (TDR).
Through the TDR, development rights in an area targeted for preservation are transferred to another area targeted for growth like the Route 322 corridor. The overall goal is to preserve farmland while also creating developments that are a mixed-use, sustainable walking community.
In addition, a new town center will be located along Center Square Road as part of the Weatherby housing development. Plans include a supermarket, small retail stores as well as office and medical space.
